With rising construction costs, restrictive zoning, and a significant housing supply gap (estimated between 1.5 to 2 million units in the UK. alone), many communities, especially in rural and resource-dependent regions, face deep housing inequality. Real estate inflation, stagnant incomes, and a lack of diverse housing options only compound the problem.

As a new global company built on the principles of environmental responsibility and equitable development, Global E.I. Trust sees housing not just as a social necessity, but as a key area of impact aligned with our mission.

What We Aim to Achieve by 2030

By 2030, Global E.I. Trust is committed to advancing a housing future where sustainability, affordability, and inclusivity intersect. Our vision includes:

  • Boosting the use of wood-based and modular construction to reduce environmental impact
  • Supporting innovative housing typologies like tiny homes, ADUs (accessory dwelling units), and intergenerational designs
  • Enabling more resilient, energy-efficient, and climate-adaptive homes through research, investment, and public-private collaboration
  • Expanding access to quality housing in rural, Indigenous, and under-resourced communities near our operations


 Our Strategy: Phase 1 (2025–2027)

We’ve organized our housing commitment into strategic, achievable phases. Phase 1 (our launch phase) focuses on two high-impact areas:

1. Championing Natural Materials and Wood Innovation

We will work with architects, engineers, and regulators to increase the use of:

  • Mass timber and engineered wood in urban and rural housing
  • Bio-based insulation and composite panels for modular, prefab homes
  • Low-carbon, circular supply chains rooted in sustainable forestry

2. Supporting Diverse, Flexible Housing Models

We aim to expand access to:

  • Modular and prefabricated construction to reduce cost and build times
  • Alternative dwelling types suited to rural, displaced, or low-income populations
  • Community-led housing innovation through grants and design challenges



 Early-Stage Projects & Partnerships

As a newly founded company, our Phase 1 work lays the groundwork for long-term systems change:

 Sustainable Materials Accelerator

Launching a pilot program with universities in Canada and Europe to explore carbon-smart wood composites and modular construction systems.

 MicroHome & Green Shelter Labs

Partnering with nonprofits and local developers to design and prototype eco-friendly microhomes for use in post-disaster response, transitional housing, and rural worker accommodation.

 

Global Housing Innovation Challenge

In 2026, we’ll launch a competitive grant and design challenge inviting students, social entrepreneurs, and architectsto propose scalable housing models using natural and circular materials.


Phase 2 (2028–2030)

Once foundational efforts are in place, Phase 2 will focus on replication, investment, and international alignment, including:

    1. Collaborations with Habitat for Humanity and World Habitat Awards networks
    2. Investment in offsite construction hubs in the U.S. and Canada
    3. Expansion of our “Green Living Grant” program to support land trusts and community developers building with Global E.I. Trust-certified materials
    4. Engagement with international platforms such as the World Economic Forum’s Housing Council and UN-Habitat
